Denver 80219 sold 10% under list — 62 days on market, $25k seller concession

A 3-bed, 2-bath ranch in Denver's 80219 zip code just closed at $327,000 — 10% below the original list price of $363,000. It sat on the market for 62 days, the longest for this zip code since January 2025.

The seller also offered a $25,000 concession (3.5% of sale price) toward closing costs and rate buydown. The buyer used a 3-2-1 buydown to get their first-year rate to 4.5%, well below market.

This is the first time in 18 months I've seen a Denver-area property sell for 10% under asking with a meaningful concession. Inventory in 80219 is at 22 active listings, up from 14 in January. Sale-to-list ratio has dropped from 101% to 94% year-over-year.

If you're a buyer in Denver, this is your window. Sellers are adjusting expectations. The homes that are priced right and staged well are still moving, but the ones that are overpriced are sitting — and eventually taking big haircuts.
