Tampa MLS added 41 new $300k–$350k listings in 7 days — biggest weekly influx of 2026
Ran my weekly Zillow scrape Wednesday night for Tampa zips 33604, 33610, 33612 in the $300k–$350k band. New this week: 41 listings, up from a 2026 rolling average of 22/week. Days-on-market median crept from 19 to 27 in the same three zips.
For anyone submitting offers in Tampa right now: the leverage tilted this week. My rule of thumb — if inventory jumps ≥1.5× the trailing 8-week average AND DOM extends, my first offer starts at 97% of list with 3% seller credit for closing, instead of full-list. Two of my last three buyer clients got that structure accepted since May. If the influx holds through July 24, this is a real shift, not a data blip.
